The Central Lakes Association of REALTORS® (CLAR) has released its November 2025 Housing Market Statistics, showing a decrease in sales activity across most Regions as the fall market winds down. While several areas also experienced price adjustments, inventory levels remain healthy, continuing to support market balance and providing buyers with a range of options.
“As 2025 nears its end, market conditions continue to favour buyers,” said CLAR President Christine Riley. “Strong inventory levels and steadier price trends are creating solid opportunities for those entering the market for the first time and for buyers planning their next move.”
Durham recorded 622 home sales in November, down from 715 in October. The average selling price was $840,833, a 1.28% month-over-month decline and 7.01% below November 2024’s average of $904,226. Despite this adjustment, prices remain 10.24% higher than in November 2020, when the average price was $762,739. Homes spent an average of 30 days on market, with 1,186 new listings added in November.
Hastings reported 115 home sales, with the average selling price rising to $529,139, an increase of 5.25% from October’s $502,746. New listings remained strong at 272, up from 244 last year. Homes spent an average of 30 days on market, compared to 24 in November 2024.
Kawartha Lakes saw 85 sales, down from 118 in October. The average selling price declined to $652,436, sitting 8.77% below November 2024’s average of $715,196. However, compared to the November 2023 average of $678,009, the market continues to demonstrate stability within longer-term trends.
Northumberland’s average selling price decreased to $671,436, down 5.81% from October’s $712,876. The County recorded 82 sales, alongside an increase in active listings, which climbed to 622. Homes spent an average of 57 days on the market, remaining essentially unchanged from 58 days in November 2024.
The average selling price in Peterborough rose 2.6% year-over-year, reaching $638,555, compared to $622,002 in November 2024. The Region recorded 136 home sales, down from 175 in October but up from 125 sales in November 2024.
Prince Edward County recorded 16 home sales in November, compared to 49 in October and 20 in November 2023, with the average selling price reaching $719,595, holding steady with last year’s $720,367. The market continues to offer strong opportunities for buyers, supported by 303 active listings, up from 265 one year earlier. New listings totalled 68, and homes spent an average of 90 days on the market.
“Ontario’s Bill 60 represents meaningful progress in addressing the long-standing delays at the Landlord and Tenant Board,” stated CLAR’s Chief Executive Officer, Wendy Giroux. “These delays affect both tenants and housing providers, and while this legislation is an important step forward, continued modernization is essential to ensure a rental system that is fair, predictable, and responsive to today’s realities. A more balanced rental framework will ultimately support stronger pathways for renting to homeownership, contributing to a healthier housing market across Ontario.
