MLS® home sales in Woodstock Ingersoll Tillsonburg & Area climb year over year; new listings ease from July but stay historically strong

The number of homes sold through the MLS® System of the Woodstock Ingersoll Tillsonburg & Area Association of REALTORS® totaled 140 units in August 2025. This was an advance of 30.8% from August 2024.

Home sales were 3.4% above the five-year average and 12.7% below the 10-year average for the month of August.

On a year-to-date basis, home sales totaled 1,122 units over the first eight months of the year. This was up modestly by 2.7% from the same period in 2024.

“August delivered a strong sales performance, well ahead of last year and marking the busiest August since 2021. New listings eased from the levels seen in the past few months but still posted the highest number of newly listed homes in any August since 2008,” said Cassandra Benard, President of the Woodstock Ingersoll Tillsonburg & Area Association of REALTORS®. “Prices held steady above $600K for the third month in a row, even as they dipped slightly year over year. Active listings at the end of the month remained well above the long-term averages providing a wide selection of homes for potential buyers to choose from. All in all, a solid month for our local market.”

The average price of homes sold in August 2025 was $617,924, a minor decrease of 1.9% from August 2024.

The more comprehensive year-to-date average price was $626,611, a small reduction of 3.9% from the first eight months of 2024.

The dollar value of all home sales in August 2025 was $86.5 million, increasing by 28.4% from the same month in 2024.

The number of new listings saw a gain of 10.2% from August 2024. There were 280 new residential listings in August 2025. This was the largest number of new listings added in the month of August in more than 15 years.

New listings were 12.1% above the five-year average and 21.8% above the 10-year average for the month of August.

Active residential listings numbered 688 units on the market at the end of August, up by 7.5% from the end of August 2024. Active listings haven’t been this high in the month of August in more than a decade.

Active listings were 39.3% above the five-year average and 60.5% above the 10-year average for the month of August.

Months of inventory numbered 4.9 at the end of August 2025, down from the 6 months recorded at the end of August 2024 and above the long-run average of 3 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
