The number of homes sold through the MLS® System of the Woodstock Ingersoll Tillsonburg & Area Association of REALTORS® totaled 154 units in June 2025. This was a decline of 12% from June 2024.

Home sales were 10% below the five-year average and 20.7% below the 10-year average for the month of June.
On a year-to-date basis, home sales totaled 816 units over the first six months of the year. This was a decrease of 11.3% from the same period in 2024
“After months of steady momentum, our local market showed signs of cooling in June. Home sales dipped compared to May, and while new listings also eased slightly, they continued to outpace sales by a more than 2:1 margin,” said Cassandra Benard, President of the Woodstock Ingersoll Tillsonburg & Area Association of REALTORS®. “As a result, overall inventory continued to climb, sitting well above the historical averages for this time of year. Consequently, we are starting to see a shift into more balanced market conditions.”
The average price of homes sold in June 2025 was $643,879, down by 5.8% from June 2024.
The more comprehensive year-to-date average price was $631,496, a decrease of 4.8% from the first six months of 2024.
The dollar value of all home sales in June 2025 was $99.2 million, a reduction of 17.1% from the same month in 2024.
The number of new listings fell by 5.6% from June 2024. There were 335 new residential listings in June 2025.
New listings were 1.8% above the five-year average and 11% above the 10-year average for the month of June.
Active residential listings numbered 753 units on the market at the end of June, a gain of 14.3% from the end of June 2024. Active listings haven’t been this high in the month of June in a decade.
Active listings were 48.6% above the five-year average and 65.5% above the 10-year average for the month of June.
Months of inventory numbered 4.9 at the end of June 2025, up from the 3.8 months recorded at the end of June 2024 and above the long-run average of 2.5 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
