Residential home sales activity recorded through the MLS® for the Niagara Association of REALTORS® (NAR) totaled 378 units in February 2026, compared to 405 in February 2025.

In February, the Niagara Association of REALTORS® listed 938 residential properties compared to 1,128 in February 2025. The average days it took to sell a home in February 2026 was 54 days, a 27 % decrease from February 2025.

“The decrease in new listings this February has created a tighter environment for sellers, while the composite benchmark price continues to provide a more sustainable entry point for buyers. The data reveals an interesting trend of selective resilience; it is encouraging to see specific communities across Niagara showing month-over-month growth in sales volume, ” said Stefani Konidis, Chair of the Niagara Association of REALTORS® . “It proves that when the right home in the right neighborhood hits the market, buyers are moving with purpose. ”

“The trend of selective resilience is particularly evident in the mid-range market, where we’ve seen a notable uptick in sales activity from January to February, ” said Konidis. “Even with a lower number of total listings, the speed at which these homes are selling demonstrates that there is a deep pool of motivated and qualified buyers waiting for the spring market to hit its stride.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price for the Niagara Region was $571,800 in February 2026. This was a 7.6 % decrease from February 2025.

The characteristics of the HPI composite benchmark is a home between the ages of 51 to 99 with three
bedrooms and two bathrooms. A full list can be found in the accompanying chart.
