DECEMBER 2025, MLS® Home Sales Finish 2025 on Strong Note, CKAR

The number of homes sold through the MLS® System of the Chatham-Kent Association of REALTORS® totaled 77 units in December 2025. This was up sharply by 42.6% from December 2024. 

Home sales were 2.8% below the five-year average and 1% below the 10-year average for the month of December.

On an annual basis, home sales totaled 1,213 units over the course of 2025. This was a decrease of 4.8% from 2024.

“Sales activity in December posted a sizeable rebound from the same month in the previous two years, although sales for 2025 as a whole came in slightly lower compared to 2024,” said Carrie Patrick, President of the Chatham-Kent Association of REALTORS®. “The second half of 2025 was characterized by rapidly growing momentum in sales activity as buyers finally started coming back in off the sidelines. Inventories remain elevated compared to recent years and market conditions continue to tilt in favour of buyers, so going into 2026 we’re looking at some very positive trends in our region.”

The average price of homes sold in December 2025 was $383,206, a decline of 13.2% from December 2024.

The more comprehensive annual average price was $427,896, edging down 0.1% from all of 2024.
