The number of homes sold through the MLS ® System of the Chatham-Kent Association of REALTORS ® totaled 102 units in September 2025. This was a substantial decrease of 10.5% (12 sales) from September 2024.
Home sales were 9.6% below the five-year average and 16.1% below the 10-year average for the month of September.
On a year-to-date basis, home sales totaled 940 units over the first nine months of the year. This was a moderate decrease of 5.8% from the same period in 2024.
“Sales activity has slowly been trending higher since the recent low at the beginning of the year but hasn’t yet caught up with last year’s levels,” said Barbara McCaughrin, President of the Chatham-Kent Association of REALTORS®.
“Meanwhile, sellers are out in force and listed the highest number of properties of any September in history. With overall supply levels holding steady over the past few months when adjusted for seasonal fluctuations, we’re seeing a lot of aggressive repricing from those who are listing their homes and are determined to find a buyer.”
The average price of homes sold in September 2025 was $428,798, decreasing by 1.9% from September 2024.
The more comprehensive year-to-date average price was $433,007, a modest gain of 1.3% from the first nine months of 2024.
The dollar value of all home sales in September 2025 was $43.7 million, down sharply by 12.3% from the same month in 2024.
The number of new listings saw an increase of 8% from September 2024. There were 297 new residential listings in September 2025. This was also the largest number of new listings added in the month of September in history.
New listings were 25.1% above the five-year average and 47% above the 10-year average for the month of September.
Active residential listings numbered 526 units on the market at the end of September, a moderate gain of 8.2% from the end of September 2024. Active listings haven’t been this high in the month of September in a decade.
Active listings were 31.3% above the five-year average and 54.9% above the 10- year average for the month of September.
Months of inventory numbered 5.2 at the end of September 2025, up from the 4.3 months recorded at the end of September 2024 and above the long-run average of 3 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
