The Barrie & District Association of REALTORS® (BDAR) has released its latest market data for August 2025, showing steady sales activity, continued price moderation, and a healthy level of housing supply across Simcoe County.
Simcoe County recorded 405 home sales in August 2025, a 4.69% increase year-over-year compared to the 386 sales in August 2024. Month-over-month, sales eased 4.93% from July, reflecting typical late-summer trends.
The average sale price was $801,680, down 5.52% year-over-year and 3.70% below July 2025, as buyers continue to benefit from greater selection and negotiating power.
New listings reached 1,234, up 5.99% compared to August 2024, though 25.76% lower than July, signalling some seasonal slowing in seller activity. Active listings stood at 2,589, an increase of 17.84% year-over-year, while holding slightly lower than July levels. The months of inventory remained steady at 5.5, compared to 4.3 last August, reinforcing a balanced market environment.
“August’s market activity reflects stability, with sales holding firm and buyers benefiting from more choice and flexibility,” says BDAR Chair Robin Jones. “While prices have moderated, demand remains consistent, and REALTORS® continue to guide clients through these evolving conditions with the expertise they need to succeed.”
