Stop Posting. Start Campaigning. Why Real Estate Professionals Need a Marketing Strategy, BUZZ BUZZ MEDIA

August 17, 2026

In real estate, there is no shortage of content. REALTORS® are posting listings, market updates, sold announcements, client testimonials, neighbourhood insights, videos, open houses and personal stories, parties…etc every day. But there is an important question every real estate professional should be asking, Are you actually marketing, or are you simply posting?

There is a significant difference and it’s all in strategy.

A social media post is one piece of content. A marketing campaign is a coordinated strategy designed to achieve a specific business objective. For real estate professionals, understanding that difference can be the difference between being visible online and actually generating meaningful business from your marketing efforts.

A successful marketing campaign begins with a goal. Before creating the first Instagram post, video, email or advertisement, ask yourself what you want the campaign to accomplish. Are you trying to generate new leads? Build awareness in a particular neighbourhood? Attract potential sellers? Reconnect with past clients? Promote an upcoming event? Introduce a new service? Establish yourself as a market expert? Without a clearly defined objective, content can quickly become noise.

The next step is understanding your audience. Real estate marketing becomes considerably more effective when you stop trying to speak to everyone and start speaking directly to the people you want to do business with. A campaign targeting first-time buyers should look and sound different from a campaign targeting luxury homeowners, investors, downsizers or move-up buyers. Know who you are trying to reach, understand their concerns and build your message around the value you can provide.

Then comes the message. Every strong campaign needs a central idea that people can understand and remember. In real estate, that message might focus on preparing a home for sale, navigating changing market conditions, helping buyers understand affordability, investing strategically or demonstrating why local knowledge matters. The goal is not to say everything at once. It is to develop one compelling message and communicate it consistently throughout the campaign.

This is where many real estate professionals miss an opportunity. They create one Instagram post, perhaps send an email and then move on to something completely different the following week. A campaign requires repetition and consistency. Your audience may need to see, hear or interact with your message several times before they take action, the goal is 12 touch points.

Think about a listing campaign. The strategy should not simply be, “We have a new listing.” It could include professional photography, a property video, social media content, targeted digital advertising, an email campaign, an open house, neighbourhood outreach, agent-to-agent communication, media exposure and follow-up with interested prospects. Each element supports the same objective: creating awareness and ultimately generating a successful transaction.

The same approach can be applied to building a personal brand. A REALTOR® who wants to become known as the go-to real estate professional in a particular community could develop a 90-day campaign around local market knowledge. Each week could feature a market insight, neighbourhood story, local business, community development, buyer or seller education piece and short-form video. Email could reinforce the content, while social media expands its reach. Over time, the campaign creates a much stronger association between the REALTOR® and the market they serve.

And this is why marketing campaigns should not rely on one platform. Instagram may be an important part of your strategy, but it should not necessarily be the entire strategy. Your campaign could extend across email, your website, video, digital advertising, public relations, client events, print, direct marketing and face-to-face relationships. Different channels reach people at different stages of the decision-making process.

Perhaps most importantly, campaigns need measurable outcomes. Likes and followers can provide useful information, but they are not the ultimate measure of a real estate marketing campaign. How many people visited your website? How many inquiries did you receive? How many people registered for your buyer or seller event? How many conversations did the campaign create? How many appointments were booked? How many leads converted into clients? And ultimately, what was the return on your investment?

Real estate is a relationship business, but relationships do not happen by accident. Consistent, strategic marketing keeps you visible before the client is ready to make a move. Someone may see your market update today and not need a REALTOR® for six months. Someone may watch your neighbourhood video and remember your name a year from now. Someone else may forward your seller education post to a friend who is considering a move. Good campaigns create multiple opportunities for those connections to happen.

The most successful real estate professionals understand that marketing is not simply about being seen. It is about being remembered for something.

So, before you ask, what should I post today, ask a better question, what am I trying to accomplish?

Define the goal. Know your audience. Develop the message. Choose the right channels. Create consistent content. Build a clear call to action. Measure the results. Then refine the strategy and do it again.

Because in today’s competitive real estate environment, posting more is not necessarily the answer.

Stop posting. Start campaigning.

Your content should have a purpose. Your marketing should have a strategy. And every campaign should be working towards a measurable business objective.

That is the difference between simply creating content and building a real estate brand.
