State of the Industry Series – The Era of Movement is Over…What’s Next? BUZZ BUZZ MEDIA

August 10, 2026

For the better part of the last decade, the Canadian real estate industry experienced what could only be described as the era of movement. Brokerage recruiting was front and centre, social media was filled with ‘ Breaking News ‘ announcements of agents changing brands, and conversations often revolved around who had joined which office next. It wasn’t uncommon to see top producers, teams and entire offices making significant moves in pursuit of new opportunities. Recruiting became one of the industry’s biggest competitive advantages, and many believed that changing brokerages was the fastest way to elevate a business.

Today, however, the landscape has changed.

While agents will always make career moves for personal or professional reasons, the widespread migration that defined recent years appears to be slowing. Many REALTORS® have found where they belong. They’ve invested in their businesses, built relationships within their offices, established systems and created brands that extend well beyond the brokerage name on their business card. The excitement surrounding constant movement has begun to settle, giving way to something much more important.

STABILITY.

That doesn’t mean movement has disappeared entirely. In fact, one of the most interesting trends emerging today is that respected teams and high-profile REALTORS® are respecting their foundation and their legacy. Many are rediscovering the value of familiar leadership, trusted relationships and cultures that once helped them succeed.

Why is this happening?

The answer is much bigger than commission splits.

For years, recruiting conversations focused heavily on percentages, incentives, technology packages and financial opportunities. While those considerations still matter, they are no longer the only deciding factor for many experienced professionals. Most successful REALTORS® have come to realize that long-term success isn’t created by a different compensation model. It’s built through consistent habits, strong client relationships, effective leadership and an environment that supports growth and every model supports growth.

Leadership has become one of the industry’s greatest differentiators. Leadership that is stable, experienced, leadership that invests in the people within their organizations.

Today’s REALTORS® are looking for leaders who are present, accessible and invested in their success. They want brokers and managers who understand the industry and their businesses. They want leaders to challenge them to grow and provide guidance when markets become more difficult. In a rapidly changing industry, leadership has become far more valuable than the latest recruiting incentive, and with so many incredible models, whether traditional, progressive and boutique, agents will rely on leadership as a deciding factor.

Culture has also taken on a new level of importance.

The excitement of joining a new brokerage is exciting, yet eventually fades. The office décor becomes familiar, the new logo loses its novelty and the ‘ Breaking News ‘ announcement post is quickly forgotten. What remains is the experience agents have every day. Do they feel supported? Are they surrounded by professionals who inspire them? Is there genuine collaboration? Do they feel connected to something larger than themselves?

These questions have become increasingly important because culture cannot be duplicated overnight. It is built through trust, shared values and meaningful relationships developed over time.

Technology has also changed the recruiting conversation.

Not long ago, access to better technology could be enough to convince someone to make a move. Today, almost every brokerage offers exceptional tools, customer relationship management systems, marketing platforms, transaction software and, increasingly, artificial intelligence. The technology gap has narrowed significantly, making it much harder for brokerages to differentiate themselves based on systems alone.

Ironically, as artificial intelligence becomes more integrated into our businesses, the human side of real estate has become even more valuable.

Coaching matters.

Mentorship matters.

Accountability matters.

Community matters.

Technology can improve efficiency, but it cannot replace belonging.

Perhaps that is why we’re seeing experienced professionals make strategic decisions. There is comfort in working with leaders who know your business, colleagues who understand your journey and organizations where trust has already been established. Sometimes growth isn’t about finding something different. Sometimes it’s about rediscovering what mattered most in the first place.

This shift also reflects a broader change in mindset across our industry. REALTORS® are asking different questions than they were five years ago. Instead of asking, ‘Where can I earn a better split?’ they are asking, ‘Where can I build the best business?‘ Instead of chasing the next opportunity, many are focusing on creating sustainable businesses that will thrive regardless of market conditions.

That shift has significant implications for brokerage leaders across Canada. And after reviewing the Top 1000 over the last 12 months and the Top 500 year to date, one thing remains clear, stability is returning to the table.

Recruiting will always be important, and there are some incredible recruiters in our industry today within all models. However, retention is quickly becoming the new competitive advantage. The brokerages that will thrive over the next decade won’t necessarily be those that recruit the most agents. They’ll be the ones that create environments where people genuinely want to stay.

That means investing in leadership. Building meaningful office experiences. Creating opportunities for collaboration. Embracing artificial intelligence while strengthening human connection. Supporting professional development. Celebrating success. Helping agents navigate change with confidence rather than uncertainty.

The era of movement may not be completely over, but it has unquestionably evolved. Today’s REALTORS® are looking beyond commission structures or marketing promises. They are choosing purpose over perks, leadership over logos and culture over campaigns.

As our industry continues to evolve, one thing is becoming increasingly clear. The future won’t belong to the brokerages with the loudest message. It will belong to those that create environments where people feel valued, supported and inspired to build careers that last, careers that are profitable and sustainable for years to come.

Because in the end, great brokerages aren’t built on numbers alone.

They’re built by giving exceptional people a reason to stay, a reason to grow, and a reason to believe they’re part of something bigger than themselves.
