At the iconic headquarters of NKPR in downtown Toronto, some of the most influential minds in real estate, development, housing, marketing and public affairs gathered for a full day of dialogue surrounding the future of housing in Canada. For BUZZ MEDIA INC., it was an honour to be invited into the room to listen, learn and gain valuable insight into the evolving landscape shaping our cities, communities and housing market for years to come. Present were members of Influential Media Outlets from National Post, Toronto Star, Globe and Mail, Toronto Sun, high profile Magazines & News Channels & so many others taking notes, asking questions and learning throughout the day.
Founded in 2002 by Natasha Koifman, NKPR has grown into one of Canada’s most respected full-service public relations, marketing and communications agencies, representing major national and international brands across real estate, hospitality, lifestyle, fashion and business. Built on storytelling, strategic partnerships and cultural influence, NKPR has established itself as a connector of industries, leaders and ideas. Their reputation for elevating conversations around innovation, design, philanthropy and urban development made this Media Day the perfect environment for meaningful discussions about the future of Toronto and Canada’s housing industry.
The morning began with media arrivals over coffee and breakfast before Toronto City Councillor and mayoral candidate Brad Bradford shared his vision for the future of the city. Housing affordability, infrastructure, economic growth and livability were central themes in a conversation that highlighted the urgency facing Toronto today. Bradford spoke candidly about the need for leadership, decisive action and long-term planning to ensure Toronto remains competitive, vibrant and accessible for future generations.
From there, the conversation shifted toward one of the most noticeable transformations taking place in the condominium sector, the rise of boutique buildings. Pouyan Safapour, President Devron Developments and Ian MacLeod Senior Vice President, Dorsay Development Corp. explored how buyers are increasingly prioritizing livability, experience, quality finishes and thoughtful design over sheer scale. The discussion reflected a growing evolution in consumer behaviour, where end-users are becoming more influential than investors in shaping development decisions. There was a clear focus on creating communities and lifestyle-driven environments rather than simply building density.
That theme continued with Gianpiero Pugliese, Principal AUDAX, who addressed the changing mindset of today’s buyers and why demand for larger spaces and superior design continues to increase. After years of lifestyle shifts influenced by remote work, wellness priorities and changing family dynamics, buyers are placing greater importance on functionality, flexibility and emotional connection to their homes. Design is no longer viewed as a luxury feature but rather an essential part of how people live, work and thrive.
One of the most important and sobering conversations of the day came from Brian Brown, who addressed the looming 2030 housing crunch. Brown emphasized that reduced construction activity today will inevitably create major supply challenges in the future. Rising construction costs, financing pressures, development delays and policy hurdles are all contributing to a slowdown that could have significant long-term consequences for affordability and accessibility across the Greater Toronto Area and beyond. The message was clear, what happens today will directly impact the housing realities Canadians face tomorrow. His recent development – Q Towers – presented existing inventory that would benefit investors, first time homebuyers and move down buyers. Favourable units are still available and could potentially offer great investment opportunities.
Innovation and adaptability became central themes during the presentation by Debbie Cosic’s most Senior Team Member, Vesna Sola, Vice President Sales In2ition Realty on behalf of Rosehaven Homes. The discussion focused on creative affordability solutions, including the innovative weekly installment down payment structure at The Rebecca Residences in Hamilton. As affordability challenges continue to impact buyers across all demographics, the industry is being forced to rethink traditional pathways to ownership and explore more flexible models that make entering the market achievable.
Following a networking lunch featuring delicious meals from Forest Hill Farmhouse on the New York inspired NKPR rooftop Patio, the afternoon sessions explored the future of purpose-built rentals, luxury resilience and shifting consumer service expectations. Bryan Levy, CEO DBS Developments discussed how hospitality-driven experiences are influencing the future of rental developments, while Cliff Rego, CEO & Founder Corcoran Horizon Realty shared insights from the front lines of brokerage, highlighting the resilience of luxury markets and emerging opportunities across Ontario.
The conversation around client expectations was further explored by Rob Klopot, CEO Forest Hill Group who addressed the evolving service demands buyers are seeking from today’s residential professionals. In a rapidly changing environment, consumers are looking for greater expertise, elevated service, trusted guidance and authentic relationships from the professionals they choose to work with.
The day concluded with a conversation by Sasha Cucuz, CEO of Greybrook Securities Inc., on wealth migration to Canada and the next wave of global real estate investment. Canada continues to be viewed internationally as a stable and desirable destination for investment, immigration and long-term growth, despite ongoing housing and economic challenges. Discussions surrounding the Foreign Buyer Ban, echoed by several speakers throughout the day, reinforced a growing belief that collaboration between government and industry leaders will be essential in creating policies that encourage both affordability and future development opportunities. Sasha also presented 138 Yorkville, which represents Canada’s first true ultra-luxury residential residences. We can’t wait for it!
Throughout the day, one message remained consistent, the future of housing in Canada will require collaboration, innovation, leadership and courage. Developers, policy makers, brokers, marketers and industry leaders all play a role in shaping the next chapter of our cities.
BUZZ MEDIA INC. left NKPR Media Day grateful for the opportunity to hear directly from some of the brightest leaders in the industry. These conversations are not only important for real estate professionals, but for every Canadian invested in the future of housing, affordability, community growth and urban development across our country.
