Residential home sales activity recorded through the MLS® for the Niagara Association of REALTORS® (NAR) totaled 596 units in July 2026, compared to 642 in July 2025.
In July 2026 , the Niagara Association of REALTORS® listed 1488 residential properties compared to 1689 in July 2025. The average days it took to sell a home in July 2026 was 42 days, a 7.7 % increase from July 2025.
“As we look at the progress made throughout 2026, our regional housing market is continuing to demonstrate resilience and price stability,” said Johnny MacDonald, Chair of the Niagara Association of REALTORS®. “Comparing our current performance to last month, the composite benchmark price edged up slightly by 0.2% from June’s $571,300 to $572,200. Average days on market dropped by 6.7%—down from 45 days in June to 42 days in July— showing that properties priced correctly are continuing to move at a faster pace. While total sales dipped by 4.3% month-over-month alongside a 6.5% decrease in new listings, this recalibration is typical for the mid-summer stretch and keeps our overall sales-to-listings ratio at 40%, still favouring buyers but heading towards a more balanced market.”
Reflecting on broader interest rate trends, Johnny added: “The Bank of Canada’s decision on July 15th to hold the target for the overnight rate steady at 2.25% for the sixth consecutive month reinforces a stable financial environment for local buyers and sellers. That ongoing consistency gives consumers the predictability they need when making long-term housing choices. Whether you are navigating specific neighborhood trends or evaluating current inventory, working with a local Niagara REALTOR® ensures you have expert guidance tailored to today’s market conditions.”
The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price for the Niagara Region was $572,200 in July 2026. This was a 5.5% decrease from July 2025.
The characteristics of the HPI composite benchmark is a home between the ages of 51 to 99 with three bedrooms and two bathrooms. A full list can be found in the accompanying chart.
