APRIL 2026, Chatham-Kent Association of REALTORS® MLS® home sales surge on the back of skyrocketing listings in April, CKAR

May 19, 2026

The number of homes sold through the MLS® System of the Chatham-Kent Association of REALTORS® totaled 135 units in April 2026. This was a sizable gain of 29.8% from April 2025.

Home sales were 6.5% above the five-year average and 8.3% above the 10-year average for the month of April.

On a year-to-date basis, home sales totaled 356 units over the first four months of the year. This increased by 2.3% (eight sales) from the same period in 2025

“Sales activity surged by 30 per cent compared to the same month last year, pushing April sales back above typical levels for the month. The jump in demand was accompanied by a 20 per cent increase in new listings, which reached the highest level ever recorded for April,” said Carrie Patrick, President of the Chatham-Kent Association of REALTORS®. “It was also the first time in history that more than 300 properties were newly listed during the month of April. Inventory levels were little changed, as the sharp rise in sales absorbed much of the increase in new supply. Still, the main takeaway was the renewed energy from both buyers and sellers, marking a clear shift from the more subdued market conditions seen recently. “

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $411,200 in April 2026, a small reduction of 2% compared to April 2025.

The average price of homes sold in April 2026 was $468,217, a gain of 10.4% from April 2025.

The more comprehensive year-to-date average price was $436,178, nearly unchanged, up only 0.9% from the first four months of 2025.

The dollar value of all home sales in April 2026 was $63.2 million, a substantial increase of 43.3% from the same month in 2025.

The number of new listings saw a sizable gain of 20.4% from April 2025. There were 343 new residential listings in April 2026. This was the largest number of new listings added for the month of April and was also the highest number added for any month in history.

New listings were 31.2% above the five-year average and 55.6% above the 10-year average for the month of April.

Active residential listings numbered 494 units on the market at the end of April, decreasing by 2.2% (11 listings) from the end of April 2025.

Active listings were 27.8% above the five-year average and 65% above the 10-year average for the month of April.

Months of inventory numbered 3.7 at the end of April 2026, down from the 4.9 months recorded at the end of April 2025 and above the long-run average of 2.5 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
