5 Things to Do This Summer to Build a Strong Fall 2027 Real Estate Pipeline, BUZZ BUZZ MEDIA

June 29, 2026

Summer often brings a slower pace to the real estate market, but it also presents one of the greatest opportunities for REALTORS® to build meaningful relationships that will fuel their business for the rest of the year. While some agents see summer as a time to take their foot off the accelerator, the most successful professionals recognize that it is the perfect season to invest in their community, strengthen their network and position themselves for a strong Fall 2027 market. Real estate has always been, and always will be, a relationship business. People choose to work with professionals they know, like, trust and see making a positive difference in their community.

Here are five ways to make this summer count.

Become the Most Connected REALTOR® in Your Community

Instead of spending every day chasing leads, spend time creating genuine connections. Your community is filled with opportunities to meet people in an authentic way. Attend local festivals, outdoor concerts, farmers’ markets, charity walks, neighbourhood barbecues, sporting tournaments and community celebrations. Introduce yourself, volunteer your time and participate because you genuinely care about where you live and work.

Consider sponsoring a local youth sports team, organizing a community clean-up day, hosting a free ice cream social at a neighbourhood park or partnering with a local food bank for a summer food drive. Support local businesses by highlighting a different café, restaurant or small business on your social media each week. Interview business owners, celebrate their success and encourage your network to shop locally.

People remember the REALTOR® who is consistently showing up, not because they are selling homes, but because they are making their community a better place. Those relationships naturally lead to conversations about real estate when the time is right.

Strengthen Relationships With Past Clients and Your Sphere of Influence

Your past clients remain one of the greatest sources of future business. Summer provides a relaxed environment to reconnect without any sales pressure. Invite clients for coffee on a patio, drop off a small summer appreciation gift, attend a local event together or simply call to ask how they are enjoying their home in the Summer months.

Think beyond business. Organize a family movie night in the park, a client appreciation barbecue, a charity golf day or a community picnic where clients can bring their friends and neighbours. These events are less about real estate and more about creating lasting relationships.

Every conversation should be centred around helping others. Ask questions such as, How can I support you this year? or Do you know someone who may be moving, downsizing, investing or relocating? When you consistently demonstrate care and remain visible, referrals become a natural extension of those relationships rather than something that feels forced.

Build a Referral Network Across Canada

Summer is also an excellent opportunity to expand your professional network. Set a goal of connecting with five new REALTORS® every day from different communities across Canada. Learn about their markets, exchange ideas and establish relationships built on mutual respect and collaboration.

Referral business is one of the most rewarding ways to grow a sustainable real estate business because it is built on trust. Every new connection has the potential to create opportunities for both of you.

Don’t limit yourself to REALTORS®. Introduce yourself to mortgage professionals, lawyers, home inspectors, movers, financial advisors, contractors, insurance brokers and local business leaders. These professionals are often the first to hear when someone is considering a move.

Remember, networking is about giving before receiving. Look for ways to introduce people, share opportunities and celebrate the success of others. Those who become known as connectors often receive the greatest number of referrals.

Become the Local Market Expert and Community Resource

Today’s consumers want more than someone who can unlock a door. They want someone who understands the community inside and out.

Use the summer months to create valuable content that showcases your local expertise. Visit neighbourhood parks, trails, splash pads, beaches, community centres and local attractions. Create videos introducing new restaurants, profiling local entrepreneurs or highlighting upcoming community events.

Share information about school districts, transportation, recreational programs and new developments. Interview community leaders, volunteers and business owners who are making a difference. Instead of focusing every social media post on listings and sales, become the trusted source for everything happening in your community.

When people consistently see you promoting the neighbourhood rather than promoting yourself, your credibility grows. You become recognized not simply as a REALTOR®, but as someone who genuinely understands and cares about the community.

Prepare Your Business for a Strong Fall Market

Behind every successful fall season is a well-prepared summer. Use this time from July – August to organize your database, update client information and create a systematic follow-up plan for September – December.

Practise your listing presentation, improve your negotiation skills and refine your communication with buyers and sellers. Review market statistics, understand current trends and prepare educational content that answers the questions consumers are asking today.

Most importantly, create a plan for consistent community engagement throughout the remainder of the year. Schedule client appreciation events, charitable initiatives, educational seminars for first-time buyers or downsizers, and partnerships with local organizations. The REALTORS® who build long-term businesses are those who become woven into the fabric of their communities, not those who appear only when they have a listing to promote.

As summer comes to a close, remember that the strongest businesses are not built through one transaction at a time, they are built one relationship at a time. Every community event you attend, every local business you support, every volunteer opportunity you embrace and every genuine conversation you have is an investment in your future.

Fall success doesn’t begin in September. It begins with the relationships you nurture throughout the summer. Become known as the REALTOR® who serves first, gives generously and puts community at the centre of everything you do. When you make your community stronger, your business will grow right alongside it.

Happy Summer everything.
